Service Description

This service is NOT for individual homeowners - please see our "Homeowner Wildfire Preparation" service if you are a homeowner. ***Fee is credited in full toward a project contract for the proposed site, OR annual retainer contract - IF signed within 90 days.*** Wild land often looks developable on a listing and a pro forma. Wildfire is the constraint that shows up later, at entitlement, with the fire AHJ, at the insurance desk - AFTER you already paid for design and carrying costs. This is a one-hour, operator-level screening of one parcel or assemblage with one key theme: given this ground, wildfire risk potential, access/egress, and fire history - should you pursue purchase and development, pursue it with conditions, or walk? The opinion is based STRICTLY on wildfire risk potential and what that risk potentially does to layout, construction costs, and defensibility in an actual wildfire scenario. On this one-hour call we review your proposed site/design in the wildfire context: √ Wildfire Hazard maps and fire history √ Wildfire risk factors: slope, aspect, and fuels; possible access & egress √ The likely WUI code and Wildfire Hazard Mitigation Planning requirements √ Any major issues (if present) that will "make or break" entitlement and insurance, or present permitting challenges You leave with a Pursue / Pursue with Conditions / Do Not Pursue opinion and a written summary of our call within 3 business days This is a screening opinion, NOT a full Wildfire Hazard Assessment Report/Mitigation Plan. If the parcel is worth buying, those documents are the next engagement - and again, this fee rolls into the cost of those next steps IF we sign a contract within 30 days. This call can be used two ways: 1. One-time advisory before LOI, option, or final offer, so you don't fund design on a site wildfire risk will render non-permittable/uninsurable. 2. Scoping into a project assignment ($10,000+) for Wildfire Risk Assessment Reporting/Wildfire Hazard Mitigation Planning, wildfire-safe site design assistance, and technical reviews/reports for planning departments, fire districts, and insurers. ***If we engage and sign a contract for the project within 90 days of the call, the fee is credited toward the final cost of the project*** Please have the public land survey (T/R/S) or latitude/longitude, municipal & fire jurisdictions, concept or lot count/preliminary design sketch, and your decision deadline info ready when booking.
